Property management

Liberty Housing manages your property under a 12 month assured short hold tenancy that you hold with your tenant. 

If the tenant hands in their notice you will be informed and asked whether you would like to take your property back or prefer us to find a new tenant and sign a new agreement.

If you authorise us to find a new tenant we will guarantee that your usual monthly fee is paid into your account during any period of non occupancy between tenants.

What you get

  • Guaranteed monthly fee in advance
  • Short contract period, 1 year is standard
  • Three minor repairs free of charge
  • An inventory with digital photographs
  • Six months notice if you require your property back, however this is negotiable

What we ask of you

Liberty Housing requires a high standard of property. We also need certain documentation before we can proceed with letting your property. In general we need:

  • The property to be unfurnished
  • In decent state of decoration
  • Proof of ownership and liability insurance
  • Boiler cover insurance
  • Gas and electric safety certificates
  • Energy performance certificate

How you get paid

With Property management there are two options. Your monthly fee will be set as either:

Local housing allowance is a figure used in housing benefit calculations. It is set up to provide local authorities with a standard amount of housing benefit to pay benefit claimants depending on their living circumstances.

You may also be eligible for a one-off up-front incentive payment to compensate if the Local housing allowance amount is less than what you could make in the private market.

Both offers are designed to ensure that your annual income with us will match commercial offers.
