Havering Council’s Cabinet Members will consider a refreshed mould and damp policy to further safeguard tenants’ health.

The policy is designed to protect the health and well-being of our tenants recognising the impact of living in damp conditions, as set out in Awaab’s Law, which will ensure social landlords have to investigate and fix damp and mould issues within a set amount of time.

The Council is taking proactive steps to address these issues across its housing stock including:

  • identifying the root causes of damp and mould and taking appropriate actions including mould washes and any necessary repairs or improvements required to the property
  • preventative measures to stop the damp and mould before they become problematic, including maintaining extract fans, heating controls and other moisture management systems that require regular inspections, particularly in the colder months
  • resident support and education to help council tenants to understand how to manage moisture levels in their homes to help mitigate the effects from damp and mould
  • identifying sustainable upgrades to our housing stock including external wall insulation, windows, doors and loft insulation as part of the improvement works programme to not only enhance energy efficiency but to also reduce the risk of damp and mould.
