The demolition of empty buildings on Chippenham Road starts this week, paving the way for 138 much-needed new homes in Harold Hill, Havering.
The project represents phase two of Havering Council’s 12 Estates joint venture with national developer Wates Residential.
In total, all these schemes will deliver more than 3,500 high-quality homes across the borough, doubling the number of council-rented properties and affordable housing available in the borough.
The new development will include a mix of 1 to 4-bedroom homes. A portion of the new properties will be specifically designed for wheelchair users and those with other disabilities.
Plans also include shared green spaces, such as community gardens, play areas, and allotments, designed to bring neighbours together and support wellbeing.
To reduce disruption, the demolition will be carried out in phases. Crews will use grapple methods, or ‘concrete nibblers’, which break down buildings gradually, reducing noise pollution and vibration levels.
Unlike traditional demolition tools that rely on impact, nibblers use a crushing mechanism that allows for targeted, precise removal with a minimal disturbance to surrounding structures.
Live environmental monitoring means work will stop immediately if any thresholds are breached, while dust will be controlled by extensive protective screening.
As with other sites in Rainham and Hornchurch, works are being carried out under the Considerate Constructors Scheme, with regular reviews by Wates, Havering Council, and independent assessors.
Deliveries, machinery use and working hours are carefully planned in consultation with residents to keep impact to a minimum.

Split over two phases, the demolition will take approximately 24 weeks to complete.
