Havering Council and Wates Residential have marked a major milestone in the borough’s 12 Estates Regeneration Programme with the completion of the current phase of demolition works at Chippenham Road.
The Harold Hill site, between Chippenham Road, Kings Lynn Drive and Dartfields, has now been cleared to help make way for 138 new one- to four-bedroom homes.
The demolition, which began in July and was carried out over 14 weeks using low-impact techniques such as concrete nibblers to reduce noise and vibration.
It represents the start of Phase Two of the Harold Hill Town Centre regeneration programme alongside Phase One, The Family Welcome Centre, and Phase Three, Farnham and Hilldene scheme.
The new development will feature shared green spaces, including community gardens, play areas designed to foster community engagement and support resident wellbeing.
The project is part of a Joint Venture between Havering Council and Wates Residential, which aims to deliver 3,500 new homes across 12 estates in the borough, doubling the number of council-rented and affordable homes available.
At New Green, for example, the Wates Residential joint venture has delivered 197 affordable homes.
The retirement village at Park Rise created a further 175 made up of Council, shared ownership and private properties.
The upcoming Blocks 9 & 10 at Waterloo and Queen Street, about to go to planning following extensive consultation, will provide another 107.

With this phase of the demolition now complete, construction will begin shortly on the new homes, with further updates to be shared as the build progresses.
